What the April 2026 Kansas City Housing Numbers Are Telling Us
Let’s look at two major parts of the Kansas City metro area:
Johnson County, Kansas Housing Market (Overland Park, Olathe, Shawnee, Lenexa, etc.)
Johnson County remains relatively strong.
According to April 2026 local housing data:
- Closed sales increased 5.4% year-over-year
- Homes averaged just 37 days on market
- Sellers still received about 100.9% of original asking price
- Housing supply sits at 1.9 months of inventory
In plain English?
That’s still a fairly competitive market. Well-priced homes in good condition can still move.
But buyers are paying closer attention than they were a couple years ago. They’re demanding move-in ready homes, think the HGTV effect!
Jackson County, Missouri Housing Market (Kansas City, Independence, Lee’s Summit, Blue Springs, etc.)
Jackson County is showing more signs of cooling.
April 2026 data shows:
- Days on market increased 20%
- Pending sales dropped 11.4%
- Sellers averaged 97.7% of asking price
- Inventory sits at 2.3 months supply
